Master Planned Development│ Boerne, Texas

The Miller tract is a 400-acre tract being developed to accommodate 1,000 single-family homes, a multi-family housing unit and 99 acres of parks, trails, and natural areas.

In order to proceed with development, large segments of the property had to be rezoned. Cude supported MI Homes by presenting to the Boerne Planning and Zoning Commission and then to the City Council to petition for the changes. During the initial meetings, many concerns were expressed by Boerne citizens about traffic, overcrowded schools, and high taxes. Cude worked with MI homes to address these concerns and provide solutions which included reserving a tract on the property for a new school and donating $10 million to a $20 million price tag on a revamp of the most congested intersection. The proposed zoning changes were approved in a unanimous vote.

Master Planned Community │ Schertz, Texas

Kensington Ranch is a 150-acre master planned community featuring approximately 400 single-family residential lots in the jurisdictions of Schertz and Selma, TX.

Per local regulations, the stormwater runoff increase created by the development was required to be mitigated by a detention basin. Cude sized all street and drainage facilities according to local development codes and a combination of roadway capacity, curb inlets, storm sewer and open channel drains were utilized to convey stormwater runoff.  

Master Planned Development │ West Creek Area

This master planned development consists of 4 residential communities totaling over 250 acres and more than 1,300 lots and two new Northside ISD schools.

Cude Engineers worked alongside multiple home builders to plan and develop four communities in the Westcreek Area: Vistas of Westcreek, Villas of Westcreek, Monticello Ranch and The Park & Reserve at Westcreek. Additionally, our team master planned and designed Ott Elementary and Luna Middle Schools for Northside ISD.
